Buying a House Dialogue

G: Good morning sir! Are you here for the house viewing?

H: I am indeed, are you Grace?

G: Yes, I’m the agent in charge of this property, do you have any questions I could help you with?

H: Well, I haven’t really done a house viewing before, I’m moving out of my apartment in the city as I want a quieter accommodation with the possibility of having pets.

G: You’ll be pleased to know this is a very pet-friendly neighbourhood! There is a park 5 minutes from here that’s always lively with plenty of dogs, and it’s very communal here, no one is afraid to say hello.

H: That’s wonderful to hear! So could I have a tour please?

G: Certainly. This is a 3-bedroom detached property, completely renovated in 2016, with an en-suite master room, and another large bathroom between the other 2 bedrooms. All are fitted with a double bed, walk-in closet and dimming lighting.

H: Oh nice, I’ve always wanted an en-suite bedroom! Is there a bathtub as well?

G: Both bathrooms are fitted with a rain-shower and a jacuzzi bathtub.

H: Perfect! I’m already loving this place!

G: Great! So just through this door is the lounge, the sofa is incredibly comfortable, and there is a surround sound media system and a 65” TV, perfect for movie nights!

Then, through here is the kitchen, with all the updated amenities including a boiling water tap, bespoke fridge, oven and microwave. There is also a coffee maker installed that you can put on a timer, so you can wake up to a freshly made cup of coffee every morning!

H: This is perfect! I love the marble counters, the kitchen feels so modern and fresh, and I’m happy to hear about the coffee machine- coffee is a very important necessity for my morning!

G: Well I’m sure you’ll be delighted with this machine then! The kitchen has a 2 person breakfast table with views out into the garden, and then through this sliding doorway is the dining room. A 6 person table is adequate for a house this size, and if you look up you’ll see that the ceiling is fitted with Bluetooth speakers that extend into the living room as well, so you can host great dinner parties!

H: I will definitely be inviting friends over often, this house is perfect! The garden is a great size too, I didn’t want a massive garden, but I was hoping for enough space to have something to work on, so it really suits me!

G: That’s good to hear, yes this garden is beautiful, and ready for you to do whatever you like with!

So, let’s just take a quick tour of the upstairs, and then we can have a chat!

H: That master bedroom is amazing! I never thought I would feel so at home here!

G: This is an incredibly comfortable house, I’m not surprised you feel so at home, if I could I would be snapping this place up immediately! Let’s make a coffee and then we can sit in the lounge and have a chat.

H: Good idea, thank you this coffee smells wonderful! I think I’m going to go with my instinct from the very beginning, and it’s telling me to buy this house! What sort of prices are we talking?

G: That’s great to hear! And the owner originally put the price at 420,000 euros, but I can take 10% off to bring the price down to 378,000 if that sounds good to you?

H: That’s a bit above my budget, but not too much actually! I’ll take it!

G: Great, well I guess I’ll take the ‘For Sale’ sign down! Would you like to follow me back to the office and we can get the contracts drawn up?

H: That sounds like a plan- I’ll see you back at the office!
